  1. Planning Permission (90-Day Rule): If your property is in London, you’re allowed to rent it out for up to 90 nights per calendar year without needing planning permission. Going beyond this limit could require consent from your local council.
  2. Safety Regulations: Hosts must ensure their homes meet safety standards. This includes:
  • Smoke and Carbon Monoxide Alarms: Installed on every floor where guests stay.
  • Gas Safety Check: An annual gas safety certificate from a registered Gas Safe engineer is required.
  • Electrical Safety: Ensure wiring and appliances are safe, with PAT testing recommended for portable items.
  • Furniture Fire Safety: Any furniture or furnishings provided must meet fire safety regulations.
